Have a question about buying and selling your property in West Cornwall?
Simply contact our office by telephone, email or through the property portal where you found the property. We will arrange a suitable appointment and provide any additional information we have available.
Not necessarily. However, if you are considering making an offer, we will need to understand your buying position, including whether you have a property to sell, whether that property is under offer and how you intend to fund your purchase.
A chain-free property is being sold without the seller needing to complete an onward purchase as part of the transaction. This can sometimes make the process more straightforward, although normal legal and mortgage procedures still apply.
SSTC stands for “Sold Subject to Contract”. It means an offer has been accepted, but contracts have not yet been exchanged and the sale is not legally binding.
You can make an offer directly through Stacey Mann Estates. We will ask for details of the offer itself, your buying position and your proposed method of purchase before putting the offer forward to the seller.
Yes. We will communicate offers to the seller in accordance with our legal obligations, unless the seller has given us specific written instructions regarding certain offers.
We will confirm the agreed sale and request the necessary information from both parties. Once solicitors have been instructed, we will issue the memorandum of sale and liaise with everyone involved throughout the transaction.
You do not necessarily need to have formally instructed a solicitor before offering, but having one selected can help avoid delays once your offer is accepted.
If you are purchasing with a mortgage, having an Agreement in Principle can be very helpful. It shows that you have already spoken with a lender or mortgage adviser and gives the seller greater confidence in your position.
We look carefully at recent comparable sales, properties currently under offer, local demand and the individual features of your home. We will always give you a realistic opinion based on the market rather than simply suggesting the highest figure in order to win the instruction.
We qualify the buyer and establish their position before progressing the sale. Once an offer is agreed, we issue the memorandum of sale and remain involved throughout the conveyancing process, speaking with buyers, sellers, solicitors and other agents in the chain to help keep everything moving.
We will normally require proof of identity, proof of address and information regarding your source of funds. If you are obtaining a mortgage, we may also ask for details of your lender or mortgage adviser.
Yes. We regularly work with a number of local professionals and are happy to provide details if required. You are, of course, under no obligation to use anyone we recommend.
Estate agents are required to carry out certain identification and anti-money-laundering checks as part of a property transaction. We will explain what information is required and make the process as straightforward as possible.
We will need to complete the usual identification and anti-money-laundering checks with all sellers. We will also discuss your EPC, property information and anything else required before marketing begins.

In most cases, yes. A valid Energy Performance Certificate is normally required when a residential property is marketed. If you do not already have one, we can help arrange this.

Yes. We regularly deal with everything from traditional cottages and family homes to barns, rural properties, mixed residential/commercial buildings, holiday properties, renovation projects and more unusual homes. These properties often require more individual marketing rather than a one-size-fits-all approach.
A survey is separate from your lender’s mortgage valuation and can provide more detailed information about the condition of the property. The type of survey you choose will depend on the age, construction and condition of the property.
Yes. We regularly market properties with gardens, paddocks, smallholdings and additional land. Drone photography and carefully prepared plans can be particularly useful with these properties.
Usually, yes, subject to the seller’s agreement. If you would like a contractor, architect, surveyor or other professional to inspect the property, please speak to us and we will try to arrange access.
Absolutely. Renovation properties often attract a very specific group of buyers. Good pricing and honest presentation are particularly important, and we can advise on how best to position the property within the market.
Exchange of contracts is the stage when the transaction becomes legally binding. Completion is the date when the purchase is finalised, the balance of the purchase money is transferred and the keys are released.
No. The final asking price is your decision. We will give you our professional opinion and explain the evidence behind it so that you can make an informed choice.
Every transaction is different. Timescales can depend on the length of the chain, mortgage arrangements, searches, surveys, legal enquiries and the circumstances of the individual buyers and sellers.
Once the necessary paperwork is completed and we have prepared the photographs, floorplan and property details, we aim to have your property launched promptly. We would always rather spend a little extra time getting the presentation right than rush a property online.
Keys are normally released on completion once the seller’s solicitor has confirmed that completion funds have been received. We will contact you as soon as we have authority to release them.
We pride ourselves on being accessible and responsive. Clients are given direct contact with the team, and we understand that property sales do not always conveniently fit within normal office hours.
Yes. Further viewings can usually be arranged, subject to the seller’s agreement. Buyers often wish to revisit to take measurements or make plans before completion.

Usually, yes. If you need access for measurements, flooring, furniture planning or similar purposes, speak to us and we can request permission from the seller.
This will depend on the seller’s instructions and your buying position. We will explain the position clearly when an offer is agreed.
If a survey raises concerns, speak to your surveyor and solicitor first so that you understand the significance of the issue. You can then discuss the matter with us and we will communicate with the seller where necessary.
